The house
The house is full of history. It was originally owned by a marquis and then by a family of French nobility. It has the architectural features you would expect:
* elaborate ceiling roses, covings and corner pieces
* marble fireplaces * elegant staircase
* large entrance hall with doors at both ends
* large cellars used for storing wine
The house has about 200 sq m of living area on the ground and first floors, with entrance hall, kitchen, lounge, five bedrooms (one with walk-in dressing room), downstairs bathroom/wc/bidet, upstairs shower/wc and another upstairs wc. There is also a self-contained flat on the ground floor, which forms part of the house, consisting of large living space, kitchen area and shower/wc.

Near the house there is a detached garage. A little further away there are two outbuildings (see below under "Future possibilities") The original features have been kept, but the house has been updated sympathetically to include modern facilities:
* oil central heating boiler providing hot water and heating by radiators in all rooms (most with individual thermostats)
* double glazing throughout - with moulded replica bronze handles on downstairs windows
* large well fitted kitchen - with lots of fitted cabinets, tiled floor, one and a half drainer sink and numerous power points, plus a wood burning stove
* modern electrics
* recent plumbing
* general redecoration in harmony with the history of the house

2. The grounds
* Attractive lawns to front and rear of the property, with many beautiful flowering shrubs
* Fruit gardens: apples, pear, cherry, apricot, peach, nectarine and plum trees; raspberries, gooseberries, blackcurrants, redcurrants, pinkcurrants
* Big vegetable plot, well sheltered by walls and hedging
* Large field with level ground, ideal for keeping animals. Fully enclosed with sheep fencing.

3. Location
The house is situated in a very quiet lane, but not isolated. The property is located in Landivy, in Département 53, Mayenne. This is within the region of Pays de la Loire, France. Landivy is a large village, with a bank, two bakers, grocery shop, excellent restaurant, chemist, two hairdressers, butcher and bar. The village is within easy walking distance of the house, but the property also has the benefit of having open views and being next to open countryside. This is truly "the best of both worlds"! Landivy itself is also in a good location: near the borders of Pays de la Loire with Normandy and Brittany. Laval is about an hour away, where there is a fast TGV service to Paris. Rennes and Dinard airports are a similar distance. So getting here is convenient.

4. Future possibilities
There are two outbuildings, currently used as a sheep house and storage shed but previously used for occupation. These could, if desired and subject to necessary permissions, be changed into gites or other buildings. The house, being large, could offer B&B possibilities, if desired. The land nearest the road could - if the purchaser so wishes - be built upon, as it falls within a zone allowing such development, subject to formal building consent. Yet this is only an option; a purchaser could equally keep the land as it is. Josselin is one of 22 Petite Cité de Caractère, which are considered to be amongst the most picturesque in Brittany. This means it is protected and will not be spoiled. There is a villagers on the corner selling fresh bread every day. Market day Saturday is market day in Josselin. It's the highlight of the social week, as stalls snake down from the top of the town, filling the square around the basilica. You can buy a large array of fresh fruit and vegetables, etc. For other food shopping and supplies there is a Leclerc and a Super U on the outskirts of town. Both have petrol stations and Ploermel, with it's array of larger shops is only a 15 minute drive. Morbihan The rugged Atlantic coast of the Morbihan offers fine beaches, both tourist hotspots and secluded bays. Inland, there are sleepy villages, and bustling market towns. The capital of Morbihan is Vannes, an ancient town and residence of the former Dukes of Brittany. Other famous towns include Josselin, famous for its château, La Roche Bernard, an historic and attractive town with a pretty port, Rochefort en Terre, Lizio and Malestroit, all 'cités de caractères', renowned for their history and character. The Gulf of Morbihan offers a wide range of sandy beaches, from the more renowned resort of Damgan, to more secluded, private coves. The department boasts an abundance of islands, many of which can be reached by boat from the mainland, including Belle Ile en Mer, the largest French island in the Atlantic. Morbihan's famous standing stones, spread over some 40 individual sites, are linked by the Route des Mégalithes. Carnac is the world's largest megalithic site where there are a reported 2,792 stones. The Morbihan coastline enjoys a warm micro-climate, ensuring it is a perennially popular holiday destination, which makes it a prime investment area. Vannes has as much sunshine as Toulouse (over 2,000 hours per year), relatively little rainfall and average maximum temperatures of around 22 degrees Celsius. Parts of the Morbihan are sufficiently warm to support flora normally reserved for the Mediterranean! In terms of infrastructure, Morbihan offers good access to Rennes, Nantes and Brest airports, the ports of Cherbourg, Roscoff, Le Havre and St Malo as well as a direct TGV link between Redon and Paris. Josselin is within easy reach of both the north and south coasts and the Golfe du Morbihan is only 50 minutes drive away. This would make an ideal family home, or fantastic holiday home. This contemporary house was built in 2000 and was designed to the highest specifications by the current owners - with full insulation, air conditioning in some rooms, central vacuuming system and under floor heating throughout. Under floor heating has been installed throughout the house and there is also a system of central vacuuming present in every room. The main lounge is a large room with a working stone chimney and doors out to the patio area and swimming pool. To the side of the lounge is a spacious office with an access point for the telephone/internet. An archway leads from the lounge into the large dining area which is open to the fully fitted kitchen. A door leads out to the patio area and a further archway leads into the summer kitchen. This is another fully fitted kitchen and barbecue area, with double patio doors to the pool and terrace. Air conditioning is installed in the summer kitchen for your comfort during the hot summer months. Beyond the summer kitchen is a utility area with plumbing for a washing machine and large storage cupboards. There is also a shower area and WC. The house is 'C' shaped and the interior walls all face in to the sunny terrace and patio area in front of the swimming pool. An ideal spot for relaxing in the warm summer days in the Vendee. The swimming pool is 9m x 4m and has a retractable cover. This enables swimming from a much earlier time of the year, and also keeps away any falling leaves in winter. Beyond the pool is a large lawned area, surrounded by trees. To the side of the main garden is a large and well-kept vegetable plot and greenhouse. Beside the green house is an open-fronted double garage and large storage shed/workshop. There is even a covered and enclosed chicken pen. The entrance to the house and gardens has been very well designed and is laid to tarmac, with plenty of space for parking several cars. There is an enclosed double garage, with climate controlled wine cellar/cave next to it. The whole plot is surrounded by either fences or walls and has an electric gate opening onto the quiet country lane that runs alongside the house. The house is alarmed and has video surveillance for your total security. A new fosse septique (Septic tank) was installed only two years ago, and this complies with all current laws. The views across the valley and across meadows and woodland are delightful and will never be spoilt. The hamlet consists of a magnificent old stone farmhouse, which is farmed organically, and a handful of stone-built houses, cottages and barns with gardens and fruit trees, very typical of this beautiful area. There are footpaths that lead from the house in every direction into pristine countryside, which are always very peaceful. This is ideal walker’s country but you can often walk for hours without seeing anyone else. The flora and fauna around includes all sorts of wildflowers, deer, foxes, pine martins, wild boar, badgers, buzzards, kites, owls etc. This is countryside as it is meant to be.

The house sits at an altitude of 850 metres and faces south so that you have sun in the summer from early morning through to late evening. The Cantal region has almost 2,000 sunshine hours each year. There is snow in the winter too, with a very popular ski-station 30 minutes away and a local ski station just 10 minutes away where you can hire skis and snow shoes to explore the many tracks through the mountains and forests. There are a variety of good restaurants in every direction, some Michelin starred. The nearest towns for shopping are 20 minutes away and the nearest city is 40 minutes away where you will find almost everything you need. There are weekly markets in many of the small towns and villages that are close to the property. There is a huge choice of cultural activities such as concerts, chateaus to visit, museums, fetes, exhibitions, organised walks, many of which take place almost all year round but especially during the summer months when there is always something going on somewhere.

THE REGION

The Cantal is a very rural part of France that lies in the Massif Central which is in the middle of Southern France. Access to all parts of France, the Med, Spain and Italy are within just a few hours drive.

THE HOUSE

The house was originally a barn built more than 200 years ago. It was bought by the present owners in 2004 and the renovation was completed in 2009. All the work has been completed and the house is ready to move into. The habitable surface is around 155 square metres spread over three floors . . . the ground floor, the second floor and the mezzanine. The thick stone walls are typical of the area. The roof was recovered in the local stone tiles (lauze) by an award-winning craftsmen and all the windows and doors, inside and out, are made of oak and are double-glazed. Inside, the original 200-year old oak beams are exposed and have been left in their natural state. The roof has two layers of insulation. Underfloor heating is supplied by solar panels and gas as is the supply of hot water. Heating in the main living area is also supplied by a modern wood-burning stove. There is a septic tank within the grounds of the property. All the materials used in the renovation of the barn are of high quality.

THE FIRST FLOOR

The south-facing entrance opens into a large space which is currently used as an office and reception area. A shower room with w/c, a large walk-in dressing room, a laundry room and storage rooms are also on this floor. All the living areas have the benefit of underfloor central heating. The laundry room houses the heating system of the house. NOTE: It would be very easy to convert part of the first floor area into a bedroom of approximately 20 square metres in size. From the reception area, a modern spiral staircase leads up to the second floor.

THE SECOND FLOOR

The second floor is used as the main living area of the house. It consists of an open plan kitchen (Schmidt kitchen) which overlooks the sitting and dining areas. There are three south-facing windows in this area and a velux window in the roof to offer even more light and ventilation. There is a modern wood-burning stove which, in the winter months, is the focal point of this room. The original oak beams are exposed throughout this floor. The huge and impressive oak door (the original entrance to the barn) leads out into the covered terrace and gardens. The terrace had been constructed of oak and is the perfect place for al-fresco dining or to relax outdoors shaded from the sun. In the winter months, the covered terrace is also used to store the wood used to fuel the wood burner in the living area, just a few feet away. On this floor there is a large master bedroom with a south-facing window. French doors open out onto a balcony with superb views over the hamlet and the valley. There is a velux window in the roof of the bedroom to offer even more light and ventilation. There is also a well-designed bathroom with w/c. next to the bedroom, again, with a velux window in the roof. Underfloor heating has been installed throughout the second floor.

THE THIRD FLOOR

A staircase leads up from the second floor to a mezzanine that overlooks the living and dining areas below. This room is used as reading room and very cosy relaxation room. South-facing windows on this floor offer more views over the surrounding countryside.

THE GARDEN AND LAND

You enter the property (which is the centre of the hamlet and so away from the road that passes it) along a gravel driveway bordered by stone walls. The house, which faces the south, has a variety of roses that climb the walls, a wisteria, irisis, lavender and herbaceous plants that provide plenty of colour and cut flowers for most of the year. The land is mostly lawns and much of it is surrounded by a large variety of trees that give shelter and shade. Holly trees are abundant and are always full of berries during the winter months. There are fruit trees (apple, plum, quince) in the garden too. A large vegetable plot sits at the top of the garden and includes a mixture of fruiting plants and flowering plants. The views from the top of the garden are beautiful, overlooking the valley on one side and green fields and deciduous woodlands on the other. PLANS FOR GARAGE, TOOL SHED, WOOD STORE. There is currently a large gravel parking area within the grounds. Planning permission has been granted for the construction of a two-car garage, tool store and wood store on this parking area.
16th C. house in Loir Valley NTE1LTIwMTUtMDktMDQgMTc6MTU6MTc= Thu, 07 Jun 2018 15:48:14 +0100 In a charming hamlet (village: 1km with all shops), close to Angers (15 min) and 8 min from Angers Loire-Aéroport.
