Description: Watermill with lake and 8 acres of land.......perfect for horses. The house is at the end of a road so no passing traffic, a peaceful haven. After us the road turns into a rural track so only the odd tractor passes, but it is not unusual for not tractors for weeks! We bought this house 15 years ago and have completely renovated it to a high standard. The roof was done just before we moved in and we have installed a bio fosse. The main part of the house has 5 bedrooms, one on the ground floor and 4 upstairs. All are double bedrooms. Also in the ground floor is a large living/dinning rom, a well designed kitchen with solid granite worktops, downstairs toilet. 2 storerooms and a huge workshop. Upstairs are 4 bedrooms, an office, large bathroom and separate toilet. There is a 2 bedroom gite which can be used as part of the house (there is a lockable adjoining door) or as a separate appartment for rentals or just for family /friends so you can still keep ypour privacy whilst having friends to stay. There is a huge balcony with built in BBQ and a table that can seat 16....and enough room for a separate seating area Under the house there are 4 cellars, all dry and accessable at ground level as the house is built on a slope. This also means that there is no chance of flooding as the water could not rise that high! We used the cellar under the patio as a stable for the horses....lovely and cool and accessable from the largest field. The property is fully fenced and split up into separate fields so rotation of horses is easy. The largest filed is long and has a spring stream running through it so easy to keep the horses watered. The lake is spring and rainwater fed and runs out to 2 streams going past the house, one to the front and one to the rear, which then goes to where the wheel was, both these exits frm the lake have a slouce to control the flow of water leaving the lake. The lake is stocked with carp, brown trout an lots of other fish and has 2 resident kingfisher families. There is also an 8 untit cattery/dog kennels, each unit has its own outside space and there is a dog field attached for off the lead exersize. This would be a great way to get into the health system here as well as giving income. There are 2 large chicken houses with outside runs. As well as the workshop which is part of the house there is also an open sided barn (closed on 2 sides) which we use as another workshop as well as undercover for our caravan and antique van............so great parking for several vehicles out of the sun or a straw/hay storage for horses. The house has a salt softner installed and it protects the house from calcare (hard water area). The central heating is run by a woodburning boiler which heats the whole house and gite, but can also be used with electricity so if you go away in the winter the house can be kept from getting too cold in your absence. We usualy spend around 600 euro per year on wood but dont need to buy any every 4th year as we dont use it all. The house is in south Charente Maritime and just 5 and a half hours south of Caen and 45 mins north of Bordeaux. Set in the triangle of Jonzac-Mirambeau-Montendre there are plenty of shops nearby and the towns of Jonzac and Montendre both have summer evening markets during the months of July and August. All 3 towns have weekly daytime markets throughout the year. The Port de Vitrezay is only 20 mins away and the beaches at Mechers are 45 mins by car.
